*Fiji has no property taxes – once you own it you pay nothing to live their, great labor prices to build your house, usually $2.10 Fijian dollars per hour is going rate – that’s about $1.00 USD.
**You have two lots together with a creek running through the lower section with area to build on opposite side of creek, two separated deeds for Lot 97 has ~1.5 acres with block house sealed in but needs finishing, we use it as a bug tight tenting location while we continue building, Lot 96 has ~1.29 acres with bunkhouse that has electricity, we run extension cord to house during our stays for lights, but usually we use oil lamps during our endless kava sessions at night when the work is done.
**Two house pads cut in at different elevations, upper pad has the 800 square foot cement block house with endless windows, one French screened door at front door, but plan is to have a total of 5 French doors letting the Fijian life style fill the house, I had plans to build a 8000 square foot house on top of this house which would give you the spectacular ocean views down the coral coast.

****The driveway down to lower house pad garage has been lined with cinder blocks to direct water flow, and about 2 feet of gravel from about 6 years ago, so well packed and any size dump truck can now get in and out of the lower pad, there are trails to the creek that are cut in and rock lined that lead down to a swimming hole or what I call a jacuzzi with seats that we take our baths at nights.
*You are 40 km from Sigatoka, about 80 km away from Nadi where you fly into, 40 km away from Suva where the best prices at stores and hardware, 19 km away from Pacific Harbor that has golf and some 5-star hotels, smaller stores but can get pricey, I generally go to Sigatoka for my food and general supplies because it is less crowded and people are more apt to bargain.
**You have a lumber mill just 3 km down the road and they make great deal for the local persons – very nice wood also at great prices, most of your hardware or real building supplies you need to go to Suva and they deliver at very reasonable prices, but for furniture you usually buy a shipping container full from somewhere else to get the quality of stuff you want.
***You are a 5 minute walk from the ocean and Waidroka Bay Resort, great place to have a drink with the visitors, great place to take you surfing at Frigates or Pipes, diving is also available for all levels with fantastic diving locations in the Bega Lagoon that is just off shore from this location, we generally use the resort for our entertainment location if friends stop by we can have Lovo with roasted pig and kava sessions at a reasonable price, but when you have workers on your land – at the end of the day you will have singing and kava till the last drop is gone – great times.
The property are not available separately, There are very few properties available that have been manicured with rock lined walkways, planter zones, and mature fruit trees from over the last 10 to 12 years I have owned these property.
